Gemeente Velsen advances housing at three sites
Municipal plans in Velsen are moving forward for housing schemes at Venusstraat in IJmuiden, Grote Buitendijk in Velserbroek, and the Schoonenberg area including the Telstar stadium site, with a stated aim of avoiding piecemeal development. The announcement was posted publicly by local accounts outlining the locations and sequencing intentions (x.com).
Velsen is pushing ahead with housing plans at three sites in IJmuiden, Velserbroek and Velsen-Zuid as it lines up a broader building program. (velsen.nl) At Venusstraat in IJmuiden, the municipality and housing association Velison Wonen plan at least 80 apartments on the site of a former school and a corner building on Saturnusstraat. The municipality says the start document went out for consultation in 2025 and expects construction to begin in 2027 after council approval, land sale and permitting. (velsen.nl) At Grote Buitendijk in Velserbroek, Velsen says it is still in the initiative phase and is studying whether housing is feasible at all. The municipality restarted the project in 2024 after an earlier 2011 plan was dropped, and says the first phase runs through the end of 2025 with studies on traffic, environment, finances and archaeology. (velsen.nl) In the Schoonenberg area, the municipality says it wants to remake the zone around sport parks Schoonenberg and Waterloo and the Telstar stadium with housing, upgraded sports facilities, more green space and better access. Velsen lists Telstar-Schoonenberg as one of its priority “A-locations” for housing initiatives. (velsen.nl; velsen.nl) The three locations sit inside a wider municipal housing policy that calls for extra homes through 2030 and a more varied housing stock across Velsen’s different towns. The municipality says it wants to build mainly within existing built-up areas where possible and spread social and mid-priced housing more evenly. (velsen.nl) Velsen also applies fixed tenure rules to new projects. In IJmuiden and Velsen-Noord, projects are tested against a 50-50 split between affordable or mid-priced housing and free-market homes, while in Velserbroek and Velsen-Zuid the target mix is 30 percent social rent, 30 percent affordable or mid-priced homes and 40 percent free-market housing. (velsen.nl) The pressure to speed up building has become a political issue in Velsen ahead of local decisions on where growth should go. At a housing debate held at Telstar Stadium on March 12, 2026, local parties and housing corporations said there was broad support for accelerating projects including Grote Buitendijk. (wbvelsen.nl) Not every site is at the same stage. Venusstraat has a concrete apartment count and a projected 2027 start, Grote Buitendijk is still being tested for feasibility, and Schoonenberg remains a larger area redevelopment in which housing is one part of the plan. (velsen.nl; velsen.nl; velsen.nl) That sequencing helps explain the municipality’s push to handle the sites as part of a single housing pipeline rather than as isolated projects. For residents, the next concrete milestones are council decisions, design work and permit procedures that differ by location. (velsen.nl; velsen.nl)
