Charleston Completes First Major Architectural Survey in 50 Years

The city of Charleston has completed its first comprehensive architectural survey in half a century. The assessment cataloged every building on the downtown peninsula. The project's goal is to redefine and update the city's official architectural history.

- The previous comprehensive architectural survey of the Charleston peninsula was completed in 1974 and identified over 2,800 structures. This new survey was initiated because buildings 50 years or older are eligible for historic status, meaning thousands of properties constructed since the last survey now qualify for evaluation. - The project was conducted by New South Associates, a cultural resources consulting firm, in partnership with the city's Division of Preservation and Urban Design. The city of Charleston budgeted a maximum of $110,000 for the broader historic architectural resources survey project. - A significant component of the project was a separate "African American Historic Resources Survey," which received additional federal grant funding to identify and document sites important to the cultural heritage of Charleston's Black community. - The data collected will provide crucial guidance to the city's Board of Architectural Review (BAR), which has jurisdiction over all new construction, alterations, and demolitions visible from the public right-of-way within the city's historic districts. - The 1973 survey established a rating system for buildings—Exceptional, Excellent, Significant, and Contributory—to guide preservation efforts, a system that informs the work of the BAR. - The findings from the new survey are scheduled to be presented to the Board of Architectural Review in March 2026 and then to the City Council for final approval in the fall of 2026. - Other partial architectural surveys have been conducted more recently, including in 1986 and 2004, but these targeted specific areas on the peninsula rather than being a comprehensive catalog of all downtown buildings.
