Deltec Homes Launches Round Accessory Dwelling Units
Asheville-based Deltec Homes has introduced 'Backyard Cottages,' a new line of round accessory dwelling units (ADUs). The company, known for its round home designs, is marketing the new structures as versatile and affordable additions for residential properties.
- The circular design of the ADUs is inherently aerodynamic, making them highly resistant to hurricane-force winds—a key benefit for the Tampa market. This shape deflects wind rather than creating pressure points, a principle that has contributed to the durability of Deltec's full-size homes in past storms like Katrina, Harvey, and Irma. - Deltec's ADU models, the "Refuge" and "Sanctuary," are available in 326 and 517 square foot options. The designs promote a minimalist aesthetic with open-concept interiors, vaulted ceilings, and the absence of load-bearing interior walls, allowing for complete floor plan flexibility. This aligns with current trends favoring uncluttered, multi-functional living spaces. - From a sustainability standpoint, the round shape uses 15-20% less material to enclose the same square footage as a rectangular design. Deltec manufactures its homes using 100% renewable electricity and focuses on waste reduction by recycling the majority of its wood materials. - The design strongly supports biophilic principles by maximizing connections to the outdoors. The potential for 360-degree views and abundant natural light creates a calming effect and fosters a connection with nature, which has been shown to reduce stress and improve well-being. - In October 2024, the City of Tampa expanded the neighborhoods where full ADUs are permitted, doubling the number from four to eight. These areas now include Seminole Heights, Lowry Park Central, and parts of Riverside Heights, with properties zoned RS-50 or RS-60 being eligible. - Tampa's regulations allow for a maximum ADU size of 950 square feet in eligible zones. A key recent change in regulations is that property owners are now permitted to live in the ADU while renting out the main house, offering greater flexibility for homeowners. - The structural shell of the "Backyard Cottages" is over 20% less expensive per square foot than Deltec's standard home models of a similar size. This cost reduction is achieved through simplified floor plans and by not including certain high-wind resistance upgrades that are standard on their larger homes. - The ADUs are delivered as a prefabricated structural shell, which typically accounts for about one-third of the total project cost. The interior designer and their client would be responsible for all interior finishing, including framing, insulation, electrical, plumbing, and all fixtures and finishes, allowing for full creative control over the final aesthetic.
