AWH Partners Acquires Hotel Trio in Sonoma County
AWH Partners announced the acquisition of the 122-key Hotel Trio Healdsburg in California's Sonoma County. The all-suite hotel is the first acquisition for the firm's AWH Strategic Income Fund.
- The acquisition was valued at $38 million, which breaks down to $311,475 per key. This represents a significant discount compared to the estimated replacement cost of over $500,000 per key in the high-demand Sonoma County market. - This is the inaugural acquisition for AWH's Strategic Income Fund, which launched in late 2025 with $20 million in initial capital to target income-generating hotels in markets with high barriers to entry. The firm projects this investment will yield an average annual dividend of over 8% and a net levered IRR of 17.4%. - AWH Partners utilized a proprietary, AI-supported data platform to identify the Hotel Trio opportunity. The platform analyzes over 600 hospitality markets, layering more than 15 years of investment data to pinpoint undervalued assets. - Opened in 2018, the Hotel Trio is a soft-branded Residence Inn and is the only Marriott-affiliated property in northern Sonoma. Its all-suite model, with full kitchens in every room, caters to affluent travelers and families seeking longer-stay options. - Healdsburg has evolved into a premier luxury destination, commanding high lodging rates due to a combination of world-class wineries and Michelin-starred dining like SingleThread. This tourism boom has fueled a strong local economy, with a 16% tax on hotel stays reinvested into community services. - The hotel's amenities are designed for the wine country traveler, including a complimentary shuttle to downtown Healdsburg, an outdoor pool, BBQ areas, and a coffee and wine bar. It is located at the convergence of the Russian River, Dry Creek, and Alexander Valley wine regions. - The founders and managing partners of AWH, Chad Cooley, Jon Rosenfeld, and Russ Flicker, are alumni of major financial firms including The Blackstone Group and The Related Companies. The firm currently holds 30 hotel assets across 18 states.
