Chipotle headed to Mockingbird

A burrito chain is about to take over a storefront that has already had at least two restaurant plans attached to it. Chipotle is now lined up for 5456 East Mockingbird Lane in Dallas, in the former BurgerFi space across from Mockingbird Station, with local reports pointing to a summer 2026 opening. Texas state project records list a Chipotle renovation at that address with a start date of January 9, 2026, a completion date of June 9, 2026, and an estimated cost of $625,000. Mockingbird Station markets itself as a mixed-use center for shopping, restaurants, offices, apartments, and entertainment, while its office leasing page highlights direct Dallas Area Rapid Transit rail access. A restaurant there gets car traffic from Mockingbird Lane, nearby student and office traffic from the Southern Methodist University area, and rail riders coming through the station across the street. Lakewood/East Dallas reported that Chipotle had been working on the site since at least August 2025, when the company applied for a commercial alteration permit, and additional signage, electrical, plumbing, and mechanical permits were also filed and appear to be in inspection. The company’s store locator already lists 21 Chipotle locations in Dallas, so the Mockingbird store looks less like a beachhead and more like a fill-in on a corridor where the brand wants another pin on the map. The state filing calls the work a renovation or alteration, which usually means reworking an existing shell instead of waiting on a full new build.
