F1 Arcade to Open in River North This Summer

An F1 Arcade is scheduled to open in Chicago's River North neighborhood this summer. The racing-themed hospitality and entertainment venue will feature racing simulators and will be located at the former site of the Rock Bottom Brewery.

The property at 1 W. Grand Ave. is being redeveloped by Chicago-based McCaffery Interests, which secured a $15.8 million loan for the project. The building hit the market after Rock Bottom Brewery closed in January 2023, with the CEO of its parent company, SPB Hospitality, citing that post-COVID sales were not what they used to be. The lease with F1 Arcade signifies a strategic shift for the property, which was initially marketed as a potential high-rise residential or hotel site. The building's "orange" status, a designation for significant buildings that are not official Chicago landmarks, presented a potential hurdle for demolition and vertical redevelopment. This classification likely influenced the decision to repurpose the existing two-level structure for an "eatertainment" concept rather than pursuing a ground-up development, a key consideration in analyzing adaptive reuse projects in historically significant urban areas. The arrival of F1 Arcade, a UK-based concept, is part of a broader international and national trend of experiential retail tenants entering the Chicago market. This follows other international openings like London-based Hawksmoor Steakhouse and contributes to the evolution of River North's retail landscape. The move reflects confidence in the neighborhood's high foot traffic and its reputation as a premier entertainment district. F1 Arcade's parent company is aggressively expanding in the U.S., with deals signed in Boston, Las Vegas, and Washington, D.C. The company aims to open approximately 30 locations globally in the next five years, indicating a scalable business model that could be analyzed by investors tracking growth in the entertainment and hospitality sectors. The Chicago location is notable as it will house the brand's U.S. headquarters. The deal lands in a River North submarket experiencing a rise in retail vacancy, which jumped to 20.47 percent in 2024 from 17.11 percent in 2023. While high, analysts suggest the rate is somewhat healthy for a large trade area and that the closure of long-standing venues like Hard Rock Café creates opportunities for more relevant concepts to revitalize key corners. The F1 Arcade concept was created by Adam Breeden, who also co-founded the successful indoor miniature-golf concept Puttshack. Puttshack's U.S. headquarters are also located just a few blocks from the new F1 Arcade site, suggesting a strategic geographic focus and a proven track record in the competitive socializing space that investors can evaluate. The Chicago venue will be the first F1 Arcade to feature a rooftop terrace, a significant value-add for a hospitality venue in the city. The space will include 70 full-motion racing simulators and an "Octane Bar," with a focus on securing private events and hosting official Formula 1 watch parties to drive revenue.
