Edge Collective’s second phase is moving ahead in downtown St. Petersburg with a 20-story apartment tower, new retail space and a structured garage. (stpetecatalyst.com) St. Petersburg City Council, sitting as the Community Redevelopment Agency, unanimously approved the project on January 4, 2024. St. Pete Rising reported the second phase carries a $98.5 million price tag. (stpeterising.com) The approved plan calls for 360 apartments, 24,000 square feet of ground-floor commercial space and a garage with roughly 356 spaces at the northwest corner of 11th Street South and 1st Avenue South. The tower would place parking on floors two through six, with amenities and a pool deck on the seventh floor. (stpeterising.com) PTM Partners is developing the project as Phase II of the broader Edge Collective on the 1100 block of Central Avenue. The first phase includes a 163-room Moxy by Marriott hotel, 3,400 square feet of retail, an 8,000-square-foot restaurant and 16,500 square feet of office space. (ptmpartners.com) The second phase also reshapes the block. Plans presented to the city said the project would keep parts of the existing Central Avenue commercial frontage, including the building at 1180 Central Avenue occupied by Bodega, while demolishing the eastern buildings that housed Pin On Cafe and the closed Dr. BBQ restaurant. (stpetecatalyst.com) Developers told city officials the project is meant to connect Central Avenue more directly to the Historic Gas Plant District redevelopment area west of downtown. Attorney Don Mastry said the ground floor would use arcades and small-business spaces to create a more continuous pedestrian corridor. (stpetecatalyst.com) The site has been marketed as one of the last large redevelopment opportunities on Central Avenue in the Edge District. PTM Partners says the full Edge Collective occupies a full city block and sits near the 86-acre Tampa Bay Rays master plan area. (ptmpartners.com) St. Pete Rising’s project tracker lists Edge Collective II as a proposed 20-story apartment development with 360 units and a late 2025 completion target, though PTM Partners’ own project page still describes the second phase only as “in development.” (stpeterising.com) (ptmpartners.com) For now, the project has cleared a key public approval step and remains one of the largest residential additions planned for the Edge District block around the new Moxy hotel.
