Home Insulation Upgrades Emphasized for Energy Savings

Experts are offering guidance on home insulation to help manage utility costs. Recommendations include low-cost DIY fixes like sealing air leaks around doors and windows with weatherstripping and caulk. For more significant upgrades, closed-cell spray foam insulation is highlighted as a long-term investment for attics and crawlspaces to improve energy efficiency.

The financial benefits of upgrading home insulation extend far beyond lower monthly utility bills. Properly insulating and air sealing a home can save homeowners an average of 15% on heating and cooling costs. For many, this investment pays for itself in as little as two to five years, depending on the type of insulation used. Beyond the immediate savings, a well-insulated home often sees an increase in property value. Some reports indicate that adding fiberglass attic insulation can recoup over 100% of its cost in increased home value. This makes it one of the most cost-effective home improvements available. A variety of insulation materials are available, each with different properties and costs. Fiberglass batts are a common and affordable option, while blown-in cellulose, made from recycled paper, is excellent for filling irregular spaces. For the highest thermal resistance, or R-value, closed-cell spray foam is a top performer, though it comes at a higher initial cost. To help offset the upfront expense, homeowners can take advantage of the federal Energy Efficient Home Improvement Tax Credit. This credit covers 30% of insulation costs, up to $1,200 annually, and is available for projects completed through 2032. Locally, Bay Area residents have access to regional programs for financial assistance. The Bay Area Regional Energy Network (BayREN) concluded its Home+ rebate program in late 2024 and is introducing the Efficiency and Sustainable Energy (EASE) Home Program. This new program is designed to provide low-cost energy upgrades, including insulation, for moderate-income homeowners. In addition to rebates, the city of Fremont offers Property Assessed Clean Energy (PACE) financing. This program allows homeowners to finance energy-efficient upgrades, including insulation, and repay the loan through an annual assessment on their property tax bill.
