A new suite of specialized tech is targeting multi-property hotel management. Platforms like Digitelia are rolling out AI-driven PMS for inventory tracking across sites, while StayNTouch launched an AI-powered guest messaging tool to boost efficiency. For back-end visibility, Hapi's new Folio Finder enables cross-property guest folio access, and ROOMG is promoting its multi-user, multi-location software.
The push for integrated hotel technology is fueled by a sharp rebound in Caribbean tourism, with 2024 international arrivals surpassing pre-pandemic levels by 6.9%. However, operators face high operating costs from energy, labor shortages, and supply chain disruptions unique to the region. This environment pressures multi-property groups to adopt centralized systems for efficiency and cost control. Inter-island logistics in the Caribbean present a fundamental challenge, defined by reliance on external sea and air freight, high transport costs, and disparate customs regulations across territories. This complexity makes centralized inventory management crucial, as a single forecasting error can lead to significant stock shortages that are difficult to resolve quickly due to limited transport options. The debate between centralized and decentralized distribution is core to solving these issues. Centralized models lower storage costs and simplify inventory management, but can increase downstream shipping times and costs to individual island properties. Decentralized models offer faster local response but risk inefficiencies and inconsistent standards without a strong, unifying technology platform. The technology vendors entering this space have significant backing. StayNTouch was acquired by MCR, the fifth-largest hotel owner-operator in the U.S., for $46 million and recently secured an additional $48 million in funding led by Sixth Street Growth, an investor in Airbnb and Stripe. Hapi Cloud, which serves clients like Four Seasons and Hyatt, operates as a key Salesforce implementation partner focused on backend data integration for the hospitality sector. Major hotel chains have already demonstrated the financial upside of this digital transformation. Hilton reported a 5-8% revenue increase by using AI for customer segmentation and dynamic pricing. Meanwhile, hotel brands that adopt a full digital stack—from AI-driven revenue management to cloud-based operations—are achieving RevPAR (Revenue Per Available Room) uplifts of 4–7% and energy savings of up to 30%.
