American Eagle plans flagship
American Eagle is planning a three-concept flagship store on North Michigan Avenue, signaling continued retail investment on the Magnificent Mile. The development was flagged in a social post this week (x.com).
American Eagle Outfitters has signed a lease for a three-brand flagship at 600 North Michigan Avenue, with an opening planned for summer 2027. (costar.com) The Pittsburgh-based retailer said the store will span 14,182 square feet in a former American Telephone and Telegraph space and an adjacent ground-floor storefront. The layout will combine American Eagle, Aerie and Offline by Aerie, with separate entrances and interior connections. (costar.com) Brad Downs, American Eagle’s senior director of real estate, told CoStar the Chicago site will be the company’s fourth-largest store. He said the three larger locations are all in New York City. (costar.com) The deal adds another large lease to North Michigan Avenue after several years of shutdowns and vacancies. CoStar reported that American Eagle had not had a Chicago store since closing at Water Tower Place about two years ago. The Real Deal reported in February that availability on the corridor was projected to fall to 23.5 percent by the end of 2026, down from a 33.9 percent peak in early 2025, citing Kirsch Agency data. Saks Fifth Avenue said in March that it will close its roughly 63,000-square-foot store at 700 North Michigan Avenue as part of a national bankruptcy restructuring. CoStar reported that Uniqlo also signed at the same address, and Urban Playground leased space in the multilevel building owned by Clarion Partners. In its fiscal 2025 annual report, the company said it operated 829 American Eagle stores and 318 Aerie stand-alone stores, including 42 Offline stand-alone stores, as of February 1, 2025. This week, Block Club Chicago reported that a 60,000-square-foot Candy Hall of Fame attraction is set to open on North Michigan Avenue in summer 2027.
