Netflix is in negotiations to buy Radford Studio Center in Studio City as its 10-year lease at Sunset Bronson Studios expires later in 2026. (deadline.com) Deadline reported the talks on April 21, and said Netflix is negotiating with Hackman Capital Partners for the 55-acre lot. The same report said Netflix’s Hollywood office leases run through 2031 even as the Bronson studio lease ends this year. (deadline.com) Radford is one of the larger production campuses in Los Angeles, with 22 stages, 210,000 square feet of office space and 172,737 square feet of support space. The lot has hosted shows including “Seinfeld,” “The Mary Tyler Moore Show” and “That ’70s Show.” (radfordsc.com, deadline.com) The property changed hands at the top of the streaming boom, when ViacomCBS agreed in December 2021 to sell CBS Studio Center to Hackman Capital Partners and Square Mile Capital for about $1.85 billion. ViacomCBS said at the time the 55-acre site had more than 1 million square feet of space, including 22 stages and backlot locations. (hackmancapital.com) That expansion story broke down in 2026. The Real Deal reported on February 24 that Goldman Sachs had taken over the lot after Hackman defaulted on a $1.1 billion mortgage, and that bids were expected around $450 million. (therealdeal.com) Bloomberg and other outlets have since reported Netflix’s talks are in the roughly $330 million to $400 million range, far below the 2021 price. That discount reflects how sharply studio real estate values have fallen since the post-pandemic production surge. (bloomberg.com, therealdeal.com) The timing also fits Netflix’s broader push to control more of its own production footprint instead of relying only on leased space. On January 12, Netflix held a closing ceremony for its Fort Monmouth studio project in New Jersey, where the company said construction was already underway. (about.netflix.com) Owning a Los Angeles lot would give Netflix something different from Fort Monmouth: immediate access to finished soundstages in the center of the television business. Radford already has audience-rated stages, backlots and on-site production services that can support talk shows, scripted series and features.
