Southern California 3PL Unis LLC signed a 756,000‑square‑foot industrial lease at 16850 Heacock Street in Moreno Valley to expand its Inland Empire footprint. The deal reflects continued large‑format interest from multi-client logistics operators in the region. (x.com)

Unis LLC has leased a 756,340-square-foot warehouse in Moreno Valley, adding another big Inland Empire outpost for the Southern California logistics company. (theregistrysocal.com) The building sits at 16850 Heacock Street in Moreno Valley and totals 756,340 square feet on about 33.24 acres. Property listings describe it as a Class A cross-dock distribution facility built in 2006 with 106 dock-high doors, three ground-level doors and 519 parking spaces. (loopnet.com) Marketing materials for the site said the property also had a separate 6.59-acre improved trailer yard available and direct access to Interstate 215 and State Route 60. The listing was updated in 2025 and is no longer being advertised as available. (availablenow.com) (loopnet.com) Unis is a third-party logistics provider, meaning brands hire it to store goods, fill orders and move freight instead of running those operations themselves. The company says it was founded in 1989 in Southern California and now operates more than 12 million square feet of space for more than 1,200 customers. (unisco.com) The Moreno Valley lease lands as the Inland Empire industrial market is still working through higher vacancy after a wave of new supply and several large move-outs. Cushman & Wakefield put overall Inland Empire industrial vacancy at 8.5% in the first quarter of 2026, while Colliers measured 8.1%. (cushmanwakefield.com) (colliers.com) Even with more empty space on the market, large tenants are still signing for major blocks in the region. CBRE said 13.6 million square feet of new deals were signed in the Inland Empire in the first quarter, up 40.2% from the prior quarter. (cbre.com) Moreno Valley remains one of the Inland Empire’s core logistics hubs because it can reach the ports of Los Angeles and Long Beach, regional freeways and a large labor pool from one location. Leasing brochures for 16850 Heacock Street pitched access to more than 5 million consumers and nearby corporate neighbors. (loopnet.com) (availablenow.com) Unis already lists Moreno Valley among its California operating locations, alongside other Inland Empire facilities in Riverside and Fontana. The new lease deepens that cluster rather than opening a first foothold in the city. (unisco.com 1) (unisco.com 2)
