The financial incentives are significant, with Dubai offering rental yields between 6% and 9%, far exceeding the 2-4% typical in major Indian cities like Mumbai and Delhi. The absence of property and capital gains taxes in Dubai further enhances its appeal for wealth preservation and generating passive income. The investor profile is also broadening beyond the ultra-wealthy. A growing number of Indian middle-class professionals and business owners are now entering the market, often targeting properties in the AED 1-3 million range. This shift is fueled by easier access to financing and structured payment plans from developers. This influx of capital is happening within a booming market that has seen residential property prices surge by 60-75% since 2021. In 2024 alone, Dubai's real estate sector saw a record 168,407 units sold, a 42% increase from the previous year, underscoring massive investor confidence. While market fundamentals remain strong, some analysts noted a slight slowdown in deal closures in early 2026 as Indian investors adopted a cautious "wait-and-watch" approach amid regional geopolitical tensions. However, the investment strategy has matured from speculative to long-term, focusing on asset diversification.
