River Walk Hotel Sold at Auction

The Thompson San Antonio River Walk Hotel sold for $40.5 million in a street-side auction.

The 20-story hotel, which includes the rooftop bar Moon's Daughter and restaurant Landrace, was sold at auction on the courthouse lawn. The property, located on the northern Museum Reach of the River Walk, also includes 59 condo residences, though these were not part of the foreclosure. DC Partners, the Houston-based developer, cited a combination of factors for the hotel's financial struggles, including prolonged stabilization timelines, an influx of new hotel properties downtown, and elevated interest rates. The company borrowed $44 million in 2024 from Southern Realty Trust and an affiliate to refinance the hotel but fell behind on payments. Southern Realty Trust, the lender, ultimately took ownership after bidding just over $40 million, with no other bids emerging. Despite the change in ownership, operations and service levels at the hotel are not expected to change. The hotel opened in 2021 as the first new luxury hotel in San Antonio in over five years.
