Developer Plans 170-Acre Marina in Galveston
A new 170-acre marina community is being planned for Galveston's West End. The large-scale development is expected to significantly add to the area's residential and recreational offerings.
The project is part of a larger wave of major developments transforming Galveston's West End. Another significant project, Sachs on the Seawall, is a $540 million mixed-use development recently approved by the city council. This 15-acre project will feature an 11-story Marriott Renaissance hotel, two condominium towers with about 156 units, and two apartment buildings with 236 units. The Sachs on the Seawall development also includes 70,000 square feet of restaurant and retail space, with early tenants reported to include La Madeleine French Bistro and Floyd's Cajun Seafood. The project is expected to create 780 construction jobs and up to 575 permanent positions, with an estimated annual economic output between $80 and $95 million. Construction is anticipated to begin in late 2026, with a potential opening in 2029. Nearby, another upscale residential community named Roseate Beach is taking shape. Spearheaded by Galveston native Manny Mehos of Green East Realty, this project will offer 172 homesites, including 22 prime beachfront lots. The development emphasizes a nature-focused design with trails and a wetland preserve. This development boom coincides with massive investment in Galveston's tourism infrastructure, anchored by the Port of Galveston, now the fourth busiest cruise port in North America. The port welcomed 3.4 million passengers in 2024 and is completing a fourth cruise terminal, a $156 million project expected to generate a $177 million economic impact annually. These large-scale projects reflect a surge in visitor spending, which hit a record $1.2 billion in 2022, a 27% increase from the previous year.
