Historic Hotel Florence in Pullman Slated for $100M Redevelopment

Governor JB Pritzker announced a $100 million redevelopment project for the historic Hotel Florence in Chicago's Pullman neighborhood. The project is designed to restore and modernize the landmark hotel. The investment is part of a broader effort to revitalize the historic South Side community.

The Hotel Florence, built in 1881 by George Pullman, was a key component of his model industrial town. Named after his daughter, the hotel was designed by architect Solon S. Beman and originally featured 50 rooms, parlors, a billiard room, and the only bar in the company town. The State of Illinois acquired the hotel in 1991, and it has been closed to the public since 2000. This redevelopment is a public-private partnership, with the state providing $21 million in capital funds to leverage over $83 million in private investment. The development team is led by Celadon Construction Corp. and includes firms like Farr Associates for architecture and Skender Construction. The 75-year agreement also covers the renovation of parts of the former Pullman Car Works and surrounding grounds. The project is a cornerstone of the broader revitalization of the Pullman neighborhood, which was designated a National Monument in 2015 and later a National Historical Park. Nonprofit developer Chicago Neighborhood Initiatives has been a key player in the area's turnaround, attracting hundreds of millions in investment and creating thousands of jobs over the last 15 years. These efforts have already led to a 48% increase in median household income and a significant drop in unemployment in the area. The restored Hotel Florence aims to fill a hospitality gap on Chicago's South Side and is projected to be a major tourist draw. The Pullman National Monument is expected to attract over 300,000 visitors annually, generating a sustained economic impact of around $40 million and supporting over 350 jobs. The hotel's reopening as a boutique destination with dining and cultural spaces is central to realizing this potential.
