Major Mixed-Use Project Transforming Santa Ana

A massive mixed-use development project is underway in Santa Ana, signaling a significant commitment to urban revitalization. The project, which combines commercial, residential, and public spaces, is expected to attract new businesses and spur growth in local hospitality, services, and retail sectors.

The project, named Related Bristol, represents the largest private investment in Santa Ana's history, with a price tag of $3 billion. This development will transform the 41-acre site of the 50-year-old Bristol Center retail plaza. Developed by Related California, the plan includes 3,750 apartments, 200 senior housing units, a 250-room hotel, and 350,000 square feet of commercial and retail space. The project is designed to be a highly-walkable urban village, replacing underutilized retail and parking lots. A significant feature of Related Bristol is the dedication of over 13 acres to public open spaces, including parks and plazas. The design team includes renowned firms such as Robert A.M. Stern Architects, Elkus Manfredi Architects, landscape architect RIOS, and urban designer Gehl. The development is projected to generate substantial economic benefits, including $500 million in net revenue for the city over 30 years and the creation of 16,800 new jobs, resulting in $1.5 billion in one-time labor income for the city. While the project does not include on-site affordable housing units, Related California will contribute $16 million in fees to the city for future affordable housing developments and an additional $22 million to a community benefit fund. Construction is slated to begin in early 2026 and will be completed in three phases over a ten-year period, with final completion expected in 2036. The Santa Ana City Council unanimously approved the project.
