For the summer of 2026, many returning guests secured their favorite homes as early as July or August of 2025. This has created a more competitive landscape for new renters. By late January 2026, some rental agencies reported that over 10% of their homes were already 85% booked for the upcoming summer. This early booking behavior is influenced by a desire for "turnkey" properties with modern amenities. This is partly due to a shortage of contractors and rising material costs on the Cape, making renovations less appealing for homeowners and buyers. The peak season, and the highest demand for rentals, typically falls within the last two weeks of July and the first two weeks of August.
