New Restaurant to Replace Rollati in San Jose

A new, yet-to-be-named restaurant is set to open in the downtown San Jose space formerly occupied by Rollati, near City Hall. Details on the restaurant's concept and official opening date have not yet been released.

- Rollati Ristorante, a modern Italian-American concept, permanently closed in August 2025, less than two years after its grand opening in September 2023. - The restaurant was the first Italian concept from Vine Hospitality, the group behind other Bay Area establishments like Left Bank Brasserie and LB Steak. - Vine Hospitality's CEO cited a 30% drop in foot traffic compared to the previous year and the inability to find a sustainable business formula as reasons for the closure. - The restaurant was located on the ground floor of the 28-story Miro luxury apartment towers, a prominent high-rise development across from San Jose City Hall. - The 7,000-square-foot space was designed to seat 189 guests and featured a bar, lounge, indoor and outdoor dining, and a small provisions market. - Upon closing, Vine Hospitality announced it would refocus its resources on its other locations, particularly those in the more heavily trafficked Santana Row. - The closure highlighted ongoing challenges for San Jose's downtown core in attracting the consistent foot traffic necessary to support high-end dining establishments.
