Tampa Bay Sees Surge in New Home Construction
Tampa has been ranked among the top 10 U.S. cities for new-home construction, signaling significant residential development opportunities for designers. In the Tampa Bay area, a new mixed-use development has been proposed in Pasco County that would include hundreds of new homes. This activity points to a robust pipeline of potential residential design projects in the region.
- The newly approved Pasco County development at Interstate 75 and State Road 52 is a 785-acre project named Kinfield, led by developer Hines. It is slated to include 600 single-family homes, 1,550 apartments and townhomes, and is projected to generate 2,700 new jobs. - Another major development in Pasco County is Angeline, a 6,200-acre master-planned community by Metro Development Group. The project will feature homes from builders like Lennar and D.R. Horton and preserves 3,600 acres as green space. - A central anchor of the Angeline development is Speros, a 775-acre life sciences campus for the H. Lee Moffitt Cancer Center. The first phase, a 120,000-square-foot outpatient center, opened to patients in January 2026. - The Tampa region led the state in new home construction in August 2025, with 1,723 new residential permits issued in that month alone, for a total construction value of over $580 million. - From 2020 to 2022, new homes added in Pasco County only met 78% of the demand from new households moving to the area, indicating a significant housing supply deficit compared to other parts of the Tampa Bay region. - In early 2026, builders in Pasco County have been offering significant incentives to attract buyers. Major builders have been seen reducing new townhouse prices by as much as $40,000 to $50,000 and offering $20,000 to $30,000 in closing cost assistance. - The population of the Tampa Bay metro area grew by 1.2% year-over-year to 3.5 million residents by mid-2025. During the first half of 2025, 2,661 new housing units were delivered across the region.
