Nevada Housing Affordability Tested

Reno has surpassed Las Vegas as the top destination for California homebuyers seeking affordability. However, the surge in demand has pushed prices higher, challenging local affordability. The $64 million in state funding will support 14 projects across Nevada, adding an estimated 1,700 housing units to the market. The surge in California homebuyers is attributed to rising home prices and cost of living in major Californian cities, making Nevada cities like Reno attractive alternatives. This influx has driven Reno's median home price up by 15% in the last year, intensifying the affordability challenge for long-time residents. Developers are also exploring innovative construction methods, such as modular housing, to accelerate project timelines and reduce building costs. These methods could help address the supply shortage more rapidly and mitigate further price increases.
