Luxury Housing Demand Tied to AI, Health Jobs

The Chicago Business Journal notes a trend linking luxury housing demand to job growth in the artificial intelligence and healthcare innovation sectors. This marks a potential shift away from slower, more traditional market cycles for high-end properties. The influx of professionals in these high-paying fields is expected to bolster the premium rental segment.

- Chicago's AI job market is expanding rapidly, with over 1,000 available positions and salaries for AI/ML engineers ranging from $120,000 to over $250,000. This growth is concentrated in sectors like finance, logistics, and healthcare, with companies such as Tempus AI, Grubhub, and Sprout Social actively hiring. - The city's life sciences and healthcare sector is a major economic driver, employing more than 90,000 people and generating $47.8 billion in annual output. Chicago is home to over 2,300 life sciences businesses and major health-tech innovators like VillageMD and Prolaio, attracting a well-compensated workforce. - Competitor properties are actively catering to the high-end market with extensive amenity packages. Millie on Michigan, a 47-story tower built in 2022, offers a rooftop pool, co-working lounges, and EV charging stations. Similarly, The Deco, a renovated 1927 Art Deco building, provides residents a rooftop patio with lake views and a 24-hour fitness center. - New supply is coming to the downtown market, with several office-to-residential conversions underway. Projects to watch include 111 West Illinois in River North, which is being converted into 153 luxury apartments, and Wacker Place, a 1928 office tower being transformed into 252 units, with leasing set to begin in 2026. - Ultra-luxury competitors like the residences at Park Tower (800 N. Michigan) offer residents access to 5-star amenities of the Park Hyatt Hotel, including a health club, indoor pool, and concierge services. These condominiums, with units priced from $1.5 million to $15 million, set a high bar for service expectations in the neighborhood. - Golub & Company's own 21 E Chestnut property is positioned to compete by offering newly renovated studio and one-bedroom apartments featuring a rooftop pool, private noise-reduced work pods, and a Les Mills-style fitness studio. - The development pipeline remains strong, with major projects like 400 Lake Shore drive adding significant inventory through 2027. The first of two towers on the former Chicago Spire site will deliver 635 new residential units.
