Pricing: clarity beats breadth

Florida agents are meeting a busier spring market with narrower, easier-to-buy service menus instead of broad discounting. Florida Realtors said March closed sales rose for a seventh straight month as buyers returned and inventory improved. (floridarealtors.org) Statewide, March sales of existing single-family homes reached 24,497, up 5.9% from a year earlier, while condo-townhouse sales rose 12% to 9,423. First-quarter sales totaled 59,174 single-family homes, up 5.3%, and 22,567 condos and townhouses, up 9%. (floridarealtors.org) Florida Realtors President Chuck Bonfiglio said buyers are “motivated and engaged,” and Chief Economist Brad O’Connor said lower mortgage rates in January and February helped drive the quarter’s gains. O’Connor said the average weekly 30-year fixed rate ran near 6% to 6.1% for much of early 2026 versus roughly 6.6% to just above 7% in the first quarter of 2025. Florida Realtors said inventory has improved and price trends are steadier, while a March consumer advice piece from the group said sellers now need to hit the mark on “price, condition or flexibility” because buyers compare more closely and negotiate more. The National Association of Realtors said practice changes took effect on August 17, 2024, including a ban on publishing offers of compensation on multiple listing services and a requirement for many buyer agents to use written agreements before touring homes. The National Association of Realtors says the agreements should “clearly articulate” services, which supports a menu approach such as a listing consultation, pricing-only work, or full-service marketing and transaction management. In March, the trade group said more listings, slower price growth and steadier mortgage rates were producing a “more balanced” market and pushing sellers to price strategically rather than rely on the scarcity-driven playbook of 2021 and 2022. National existing-home sales fell 3.6% in March to a seasonally adjusted annual rate of 3.98 million, while the South still posted a 2.2% year-over-year gain and Florida posted year-over-year increases in both closed and pending activity.
