Managed Gigabit WiFi Cited as Key Luxury Amenity

A recent analysis suggests that providing managed WiFi with gigabit speeds and instant activation can significantly boost ROI and resident satisfaction in multifamily properties. This type of high-speed, reliable connectivity is becoming a critical point of differentiation in the luxury rental market.

- According to the 2024 Renter Preferences Survey by the National Multifamily Housing Council and Grace Hill, 90% of renters are either interested in or would not rent an apartment without high-speed internet. Furthermore, 87% of those surveyed consider it very important or absolutely essential to have internet service available immediately upon move-in. - Managed WiFi serves as the necessary foundation for a host of other in-demand smart home amenities, including smart thermostats, keyless entry systems, and voice-controlled devices. A 2024 survey showed that 72% of renters were interested in or wouldn't rent without a smart thermostat, and 67% said the same for keyless smart locks. - Offering gigabit or faster download speeds is a key differentiator, with customer satisfaction being highest among residents who have these higher speeds. As of late 2024, nearly one in five multifamily residents with home internet reported receiving these gigabit+ speeds. - Implementing managed WiFi can directly impact a property's Net Operating Income (NOI) by creating new revenue streams, such as charging a technology fee, and by increasing resident retention, which reduces turnover costs. Properties with bulk internet services see a significant 26-point increase in their Net Promoter Score (NPS) compared to those without. - The demand for robust connectivity extends beyond individual units to all common areas, creating a seamless "curb to couch" experience for residents. This property-wide coverage is crucial for residents who now expect to be connected in gyms, lounges, and co-working spaces. - Fiber-optic internet solutions not only attract and retain tenants but also increase the overall property value, allowing owners to justify higher rental rates. The installation of fiber is often streamlined in apartment buildings where conduits for connectivity may already exist. - Looking ahead, the next generation of wireless technology, WiFi 7, is expected to be up to 4.8 times faster than WiFi 6, offering even smoother streaming and more stable connections for the increasing number of devices in each household. - In competitive markets, some luxury buildings are using their top floors, traditionally reserved for penthouses, as shared amenity spaces for all residents, featuring lounges, kitchens, and incredible city views, all requiring strong, reliable WiFi.
