Flipping activity falls

House flipping in England and Wales fell to a decade low in 2025, with just 10,570 homes bought and resold within 12 months. (hamptons.co.uk) That was 1.5% of all housing transactions in 2025, down from 2.0% in 2024, according to Hamptons analysis of Land Registry data. (hamptons.co.uk) Hamptons said the slowdown has built since the second-home stamp duty surcharge was introduced in 2016 and then raised to 5% in 2024. In the first quarter of 2025, Hamptons counted 7,301 flipped homes, 27% below the 10-year first-quarter average of 10,000. (hamptons.co.uk) The margin on those deals has narrowed. Hamptons said the average gross profit on a flipped home was £22,000 in the first quarter of 2025, down from a £38,000 peak in 2022. (hamptons.co.uk) After stamp duty, the picture was tighter still. Hamptons said average post-stamp-duty gross profit fell from £36,500 in 2015 to £16,390 in 2025, a 55.1% drop. Hamptons said parts of the North East remained hotspots in early 2025, with Redcar and Cleveland replacing Hartlepool as the top local authority for flipping and 4.7% of homes sold there having been bought within the previous 12 months. Renta Network says users can mint real-world assets into “PropertyNFTs” and that a PropertyNFT is a blockchain-based digital certificate representing ownership or usage rights in a real-world asset. One model depends on buying, renovating and reselling a physical home quickly; the other markets fractional or tokenized claims tied to property through blockchain rails.
