Bronzeville Development Gains Attention
Metropolis Pointe in Bronzeville is being highlighted as one of Chicago's top development projects to watch in 2026. The mixed-use development is the subject of a "Real Estate for Breakfast" podcast episode, which features insights from its developers on the project's positioning. This signals growing interest and investment in neighborhoods outside of the central business district.
- The core of the project is a 50-story, 560-foot residential tower slated to include approximately 600 rental apartments and 30 condominiums. A second, 215-foot tower is also planned, intended to house a job training center focused on artificial intelligence. - The $900 million development will feature a mix of market-rate, affordable, and workforce housing units. This blended-income approach is increasingly common in large Chicago developments seeking city approvals. - Key amenities are designed to be a major draw, including a 16,800-square-foot "Sky Veranda" and observation deck carved into the upper levels of the main tower, alongside a community wellness center and public plaza. - The project is being developed by JC Griffin of Griffin Venture Group, with design by Wight & Company and Studio Barnes. Quintin Primo of Capri Investment Group, who was involved in redeveloping the Thompson Center for Google, is serving as a project advisor. - Construction may proceed in phases, with a proposed data center being built first to help secure financing for the full project. The development team is exploring a system to capture and reuse excess heat from the data center to power other parts of the site. - The developer is seeking city approval in 2026 with a target to purchase the land for roughly $29 million and begin construction in mid-2027. - Metropolis Pointe is located directly adjacent to the even larger Bronzeville Lakefront project, a $3.8 billion megadevelopment on the 48-acre former Michael Reese Hospital site that plans for millions of square feet of housing, retail, and a life sciences hub.
