New Boutique Hotels Launching Across Europe

Several design-focused boutique hotels are set to open across Europe and Africa. Upcoming launches include the Amyth of Nicosia in Cyprus in March, the Hyatt Regency Rome Central in April, and the sustainable Envi Paje lodge in Zanzibar in June. Additionally, Meraki Studios, a new resort in Crete, exemplifies 'site-responsive' design by integrating with its natural landscape.

- The Amyth of Nicosia is owned by Thanos Hotels & Resorts, a family-run company with a 50-year history in Cyprus's luxury hospitality sector. The hotel is a renovated mansion from the early 1900s located within the old Venetian walls and will feature artwork by local Cypriot artists. - The Hyatt Regency Rome Central will be the first Hyatt Regency in Italy and will feature what is planned to be the largest hotel rooftop in Rome, spanning nearly 2,200 square meters with a 20-meter swimming pool and 360-degree city views. - Situated on Esquiline Hill, one of Rome's seven hills, the 238-room Hyatt is part of a vibrant renaissance in the historic district, which is also home to the new Accademia Costume & Moda. - The Envi Paje lodge in Zanzibar will consist of 22 private villas constructed with sustainable materials and incorporating local craftsmanship. A focus on wellness will include beachfront yoga and a mixology bar with immune-supporting drinks. - Berlin-based Danish architect Sigurd Larsen designed the six-unit Meraki Studios in Crete using a raw concrete frame and locally sourced stone to provide natural cooling from the Mediterranean sun. The design blurs the line between indoors and outdoors, with custom furniture made on-site from Cretan cedar. - The broader European hotel market is projected for strong growth in 2026, with investment volumes expected to reach €27 billion. There is a significant trend in converting underused historic buildings and vacant office spaces into unique boutique hotels. - Investor appetite, particularly from private equity, is shifting towards distinctive, single-asset boutique hotels due to their ability to command higher prices and attract loyal guests seeking personalized, authentic experiences over traditional luxury.
